Answering the call for a new way of living in the city, New Braamfontein Lofts is a community-focused development with a love of artisanal details and re-purposed site materials.
The architects have taken special care to create apartments that are modern and filled with light, featuring a mix of high-end and raw finishes as well as features salvaged from the old Telkom site on which it is located, speaking to Joburg’s industrial heritage. “There’s a very special opportunity to reuse what you have with urban renewal projects,” says Jonathan Gimpel, developer and senior partner at Architype Architects.
Steel windows were carefully removed, repaired and reinstalled and metal gridwork and galvanised piping have been incorporated into the new buildings along with tens of thousands of bricks that were cleaned and re-laid.
The largest of the four apartment blocks in New Braamfontein Lofts is a 3 000 m² saw-tooth factory thought to have been used by Telkom for maintenance and repairs. At its entrance, a round water feature has been made using a repurposed chimney. Even the concrete has been crushed down and re-mixed for new pavers. Partnering with Runrite Construction, a well-versed leader in the practices of adaptive re-use, the developers were able to consciously convert their grand vision into a reality.
As a former hub for the railway, the property has a siding for trains that once passed through to offload mail before distribution. Leased from PRASA, the siding is now being re-imagined as a 375-metre secure green belt for residents from all three developments (including the neighbouring Sontonga Lofts and The Exchange) to gather, exercise, picnic and play. It will soon offer a café for light meals too, ultimately making this feature a treasured rarity for inner-city urban living.
Security is a priority in the precinct, with a manned boom on each of its entry roads, camera surveillance, electrified fencing throughout and fingerprint access into each of its four buildings. The precinct has also taken measures to be as green as possible, with solar- and gas-fed geysers, gas hobs and LED lighting among the sustainable energy efforts.
Not neglecting the importance of convenience, the development offers essential services including high-speed fibre infrastructure, an on-site caretaker, laundry service, compact storage to rent as well as secure guest and resident parking.
